U.S.-Style Price Correction Unlikely in Canada
The Canadian Real Estate Association (CREA) released a
new report indicating that home prices will stabilize,
and will remain stable for some time. This means that
Canadian homeowners are unlikely to experience a
U.S.-style decline in the value of their homes.
"The relationship
between average price and income has recently been cited
as portending a U.S.-style correction in Canadian home
prices," said Gregory Klump, Chief Economist, CREA.
"However, such warnings ignore the longer-term
relationship between prices and income, and disregard
typical Canadian housing market cycle dynamics."
Home prices tend to
rise in cycles, characterized by periods of sharp growth
and periods of stability. By contrast, income generally
follows an orderly upward trend over time. For home
prices to keep pace with incomes, they must rise faster
during housing booms to make up for periods of little or
no price growth. Canadian home prices were stagnant
throughout most of the 1990s, while incomes continued
rising, making housing more affordable. Over the past
decade, home prices have climbed sharply as mortgage
interest rates declined.
Klump adds: "The
Canadian housing market is now widely thought to be at,
or very near, the top of a cycle, and the ratio of home
prices to incomes is currently high. This ratio will
revert to its long-term average as it always does as
part of a normal housing market cycle. History suggests,
however, that it will not do so by means of a
significant correction in home prices. The more likely
scenario is that home prices will stabilize, giving
incomes a chance to catch up again."
The correction in
U.S. home prices has sparked fears that Canadian home
prices may share a similar fate. However,
according to Klump, "warnings to this effect ignore
solid Canadian mortgage market trends."
Conservative lending
practices in the mortgage industry combined with prudent
borrowing and accelerated payments among Canadian
mortgage holders have been seen throughout the recent
housing market cycle. Accelerated accumulation of home
equity will provide options for the small proportion of
homeowners who may face financial difficulty when their
mortgage is renewed at a higher interest rate. These
trends are expected to help Canada avoid a U.S.-style
housing crisis.
The correction in
U.S. home prices is set against a massive oversupply of
homes due to distress sales, combined with a drop in
housing demand due to unemployment. The unwinding of the
housing boom in Canada will be more orderly,
characterized by softening sales activity and stable
prices.

Creating Low Maintenance Eco
Friendly Lawns (NC)

Mowing is important to maintaining a healthy lawn
and electric mowers are the easiest to maintain and the
ecological choice as they have no emissions.
by Carson Arthur of HGTV
Most Canadians find that lawn care can be a challenge.
However, there are simple ways to having a green lawn
without the struggle. All you need is a basic
understanding of how a lawn works, the right equipment,
and a few tips on lawn care.
The first step to ensuring your lawn will stay green all
season long is to check where your grass is growing. Is
it in the shade of a tree or in the hot sun all day? A
simple tip is to seed the right type of grass for each
area. Red and Sheep Fescue grasses are excellent for
shady parts, while Perennial Rye Grass and Tall Fescue
grass blends are perfect for hot sunny areas. For more
information on different types of grass seed check your
local garden centre.
The second step is often the least favourite: mowing.
However, it doesn't have to be. There are plenty of new
mowers out there that make the activity more enjoyable.
Take a close look at your current machine and if it's
hard to push, loud, and spits out a cloud of smoke each
time you start it, consider purchasing a new unit.
Electric mowers are the easiest to maintain and the
ecological choice as they have no emissions, so it's
better for you and the environment. As well, electric
mowers are silent making them perfect for an early
morning mow, without waking up the neighbourhood. My
personal favourite is the new 36V cordless mower from
Black & Decker. Cordless mowers are great as you don't
have to worry about extension cords and the 36V battery
has enough power to cut most lawns on a single charge.
Mowing is important. Grasses are like most plants; if
you clip off the growing points they will produce new
shoots and become denser. The growing point for grass is
in the crown where the new leaves develop. Cutting the
crowns will turn thousands of individual grass plants
into a tightly woven turf or lawn. The best clipping
height is approximately 2” to 2½ ”. You can determine
your blade height by placing your mower on the sidewalk
and measuring the distance between the blades and the
ground. Cutting the grass too short will make it
susceptible to weeds, disease, insects and drought.
Along with proper cutting techniques, watering is
essential to keeping your lawn green and healthy. My
favourite watering tip is to provide no more than 1" of
water per week. It's easy to measure with a large
margarine container, just make sure the container is
under the sprinkler so that it's an accurate measurement
of the water on the grass. If you keep your grass cut to
the suggested length, it will not need to be watered
until the end of June. But a lawn that is cut too short
needs be watered more often to compensate for the loss
of leaf surface.

What is HE laundry? (NC)
If you are in the market for a new laundry pair, chances
are you've heard a lot of new terms as you walk the
floor of your local appliance retailer: high-efficiency,
top-load, front-load. Without a lot of information, it
can be hard to navigate and even harder to be sure that
you're making the right laundry choice for your family.

• In the past, if you were looking for a high-efficiency
laundry pair, a front-loading machine was the only
option. A number of Canadians prefer top-loading laundry
but have had to choose between high-efficiency or the
easy-to-load ergonomic format of a top-load washer-
manufacturers have listened. You can now have a
high-efficiency laundry pair in the style that suits you
best – top-load or front-load.
• A high-efficiency washer uses a lot less water, energy
and detergent to clean clothes. With a high efficiency
laundry pair like the Maytag Performance Series
Front-Load Washer, there is 70% less water to heat,
compared to conventional washers, so costs are cut right
from the start.
• High-efficiency washers do not have an agitator to
move clothes through the washing cycle. Instead of an
agitator, clothes are tumbled through a much smaller
amount of water. Because of this tumbling motion, the
water level doesn't need to cover the entire load, so
your clothes get completely clean while using less
water.
• High-efficiency washers and their matching dryers have
larger capacities, so you can get more clothes into a
load. New models from Maytag like the Bravos High
Efficiency Top-Load can hold up to 5.0 cubic feet of
clothes in the washer and 7.3 cubic feet of clothes in
the dryer so you can clean all your laundry in less
loads each week, saving you time and money.
HE laundry pairs are the new standard when it comes to
laundry choice, whether you're a front-load laundry fan
or prefer a more traditional top-load team. Choosing an
HE laundry pair, you can be sure you are making the
right choice for your family, your wallet, and the
environment.

Aesthetically your home is near perfect, but is it fit? (NC)

Canadians are home-aesthetic obsessed. Count the number
of shows providing tips for sprucing up the aesthetic
elements of a home; from interior design, to renovation
and landscaping overhauls. But what about the inner
workings of the house – the work horses who keep the air
cool and the water warm and flowing? And age, do you
know how old your furnace is, your air conditioner, when
they had their last maintenance performed? If you can't
recall the last maintenance visit for either, it's
probably time to take action.
Dave Walton, director of home ideas for Direct Energy
talks about the importance of knowing how old the
appliances in your home are, and suggests homeowners
make a little checklist, much like the one a doctor
prepares for an annual physical, to track the age of
each appliance and when they had their last maintenance.
Here are a few pointers from Dave to help ensure your
home is as fit inside as it is out:
Air conditioner: Scheduling an annual maintenance for
the air conditioner will ensure its fitness for the
summer ahead. Check the SEER rating – a 13 SEER rating
uses up to twenty-eight per cent less energy than a 10
SEER unit.
Taps and drains: One dripping tap can waste up to 15
gallons of water a day, which boils down to
approximately $8 per month on the water bill.
Approximate dollar amounts can vary based on your
municipal water providers rate-per-gallon of water.
Conserve the gallons, and save money by replacing the
drippy faucet. Keep drains in tip-top shape by pouring a
cup of baking soda followed by a cup of vinegar down the
drains on a monthly basis.
Furnace: What many homeowners don't know is that their
furnace also serves the home in the summertime by
circulating the cooled air. When heating season rolls
around, make sure the furnace is fit and ready to pump
out heat by scheduling an annual maintenance. It's also
worth checking what efficiency your furnace is working
at – an older conventional furnace operating at 60 per
cent or less efficiency can waste up to 40 cents of
every dollar spent on the heating portion of your bill.
Maintenance: Are the work horses of the home covered in
case of an emergency? The air conditioner, furnace and
plumbing make life easier day-in and day-out. But what
happens if one of them stops working? Unexpected repairs
can be costly. A Direct Energy Protection Plan can help
ensure the work horses in the home are covered when it
comes to unexpected heating, ventilation or plumbing
repairs.

Nouveau chic marble (NC)

Hot new technology attracts trendsetters
According to design experts, most Yuppie trendsetters
these days are not remodeling their bathrooms on the
basis of resale value. The new attitude seems to be “why
relocate when you can renovate.” This trend, as a
result, has sparked a new movement towards personalized
luxurious and sensuous bathroom spaces.
In these uncertain economic times, families are choosing
to travel less and spend more time at home, according to
Nancy Soccio, designer of Dolce Design in Montreal. “The
trend is towards recreating that spa-like experience
they had when they traveled abroad in the form of a
Chic, Zen-like ambiance for their new bathroom home
spa.”
In response to this new reality, home renovators are now
gravitating towards luxurious surround enclosure
multi-body-spray and steam shower units and therapeutic
air jet baths. Soccio said consumers are choosing stone
floor tiles and other natural, luxurious design
materials to personify this trend. “Opulence in the
bathroom is the new fashion, as polished nickel chrome,
cut crystal and a return to sophisticated new generation
marble is creating a visual awakening that's fueling the
movement.”
How can marble return when this timeless, luxurious
surface didn't really go anywhere? Designers mention
that regular “first generation” marble tile was
receiving less attention in new decors than in the past
due to its limitations as an inherently heavy, fragile
option and the perception that is was passé among
trendsetting homeowners.
Toronto-based designer Andrew Pike of Andrew Pike
Interiors explained that “some clients shied away from
using marble in the past due to the fear of breakage and
waste during installation or having to replace pieces
that become weak or crack over time.”
However, a new generation marble tile has been
developed, called Accolade Premium RF, and it is
receiving praise from designers, architects and tile
setters as the ultimate durable solution to marble tile.
Using the same innovative concepts that have brought
engineered hardwood floors to the forefront, these tiles
feature a wide range of marble meticulously selected
from exotic quarries bonded to high quality porcelain
for significantly superior strength and precision
engineered to meet the most demanding specifications
with unparalleled beauty.
Most importantly, this innovative technology also allows
these beautiful marbles to be bonded to honeycomb
aluminum for large wall panel applications, a first in
the industry.
“It's very exciting to finally be able to use marble on
vertical surfaces with confidence, with the help of the
aluminum backing,” Pike said. “Now large installations
have less wastage, and install easily. Accolade opens a
whole new range of possibilities for designers and
architects.”
“It's so easy to install it's quickly becoming the
preferred choice of tile setters and luxury hotels
across the country,” said Mark Hanna President of Leeza
Distribution Inc., (leezadistribution.com) one of North
America's leading distributors of premium surfaces
including the new Accolade Premium RF Collection.
Discerning consumers have also followed suit
incorporating these magnificent marbles into their new
customized palatial bathrooms adding a desired sense of
luxury, grandeur and status to their well decorated spa
spaces.

Five Steps to a Healthy Yard
(NC)

Electric mowers are a great way to keep your lawn in shape and
best of all they are quiet, don't pollute and are maintenance free.
We all want our yards to inspire fun and relaxation for ourselves
and guests. With the arrival of the warmer weather, lawn care and
gardening are top of mind. Read on to find five helpful tips to help
you get your yard summer ready.
1. Clean up the winter wreckage: Pick up all sticks and
debris that blew into your yard during the winter. Pay extra
attention to clumps of leaves that can smother the new growth on
your favourite flowers and shrubs. Cut out some of the hard labour
with powerful, energy-efficient lawn products like Black & Decker's
electric leaf blower, a lightweight alternative to using a gas
powered unit.
2. Rake your lawn: It is important to rake away thatch
(excess grass clippings that build-up above the soil) in order to
make room for new growth. You may want to invest in a de-thatching
rake or use a stiff-tined rake for best results.
3. Feed and seed your lawn: Use compost or organic fertilizer
mixed with grass seeds to provide your lawn with a solid foundation
for healthy growth. Use a red fescue blend as it requires less water
to perform well in sunny or in shaded locations.
4. Mower maintenance: Make sure your mower is ready for
action. Consider investing in a corded or cordless electric mower;
reduced noise pollution, zero smog emissions, less than half the
operating cost of gas powered mowers, no maintenance and easy
storage makes energy-efficient mowers a no-brainer for yard care. My
favourite choice is the Black & Decker 36 Volt 18” Rechargeable
Mower with Rear Bag.
5. Think before you snip: Don't be too quick to prune, some
flowering shrubs flower on last year's growth, not new growth.
Pruning them in the spring means no flowers later. Make sure you
study your shrubs' growth habits before pruning them. A quick and
effective test is to scratch the bark with your thumbnail; green
means its live wood and is best pruned in the fall
By following these simple steps and using the proper tools,
getting ready for summer has never been easier, you may not even
consider it a chore.

Recycled décors all the rage (NC) Beer
bottle countertops now in vogue?

Making a home more “green” or environmentally-friendly has taken on
a whole new meaning over the last few years. It's evolved from
changing a few light bulbs and thermostats to choosing
energy-efficient appliances, recycled material floors, carpets and
even furniture.
In fact, there are even home and garden TV episodes dedicated to
eco-conscious homeowners who strive to create entire recycled home
decors using only renewable materials as alternatives to traditional
interior design options.
This growing recycled décor craze has led manufacturers to develop
some of the most unique and high performing environmentally-friendly
home décor alternatives available today.
One such product that's already made a huge impact with
eco-conscious home owners and designers alike is Elements by Durcon,
an extremely durable, silky smooth countertop surface made with,
among other things, recycled beer bottles.
“Designers and architects agree that the product's unique qualities
and highly durable characteristics set it apart from the first
generation eco-friendly surfaces currently available,” said Mark
Hanna, President of Leeza Distribution Inc., one of North America's
leading distributors of premium countertops such as Elements by
Durcon.
Molded from a blend of fine quartz, epoxy resin, and recycled glass
(clear beer bottles), the material is solid, non-porous, never
requires sealing, and is homogenous in consistency. Its unique
manufacturing process produces an incredibly silky smooth and
durable countertop surface.
It's this distinct “hot silk” finish that makes these countertops so
unique according to Hanna. “You just can't help to touch and feel
these countertops, they're remarkably smooth.”
Designers are also impressed with Elements' versatility. “Who knew
beer bottle countertops could be so stylish and sleek,” said Nancy
Soccio, designer of Dolce Design in Montreal. “They come in the
latest pure solid colours or you can have them with trendy metallic
flecks. They work beautifully in home designs from rustic to
contemporary, with intriguing applications in virtually every room
of the house.”
Unlike other eco-friendly countertop options, Soccio said Elements
is an incredibly safe and durable countertop surface ideal for
kitchens as it is certified by NSF, is a very low VOC emitting
material and boasts the highest heat resistance rating of any
countertop surface available. More information on eco-friendly
countertops is available at
www.leezadistribution.com
